If you live and work downtown, chances are your life is pretty busy. So when you get home at 7 p.m. on what feels like the ninth Monday of the month, the last thing on your mind is housekeeping. When the world beyond your doorstep can feel so capricious, the neat and tidy interior of your home becomes a reassuring constant — one of the few domains in life where we have absolute and total control.

Not to mention the wonderful sense of pride and calm that you feel when a friend shows up unannounced with a bottle of red wine and a good story late in the evening.

This condo officially belonged to a client of ours — the world’s greatest uncle — and his recently graduated niece, who was just settling into the rhythm of life in the heart of the city. We were originally introduced to each other by a friend of a friend, which as we all know, is the start of countless good stories with a happily ever after.

She told us all about her vision for the condo and we scribbled feverishly in our note pads. After a few weeks of interior design consultations with Chrissy Arsenault from LiveOriginal, the table was set — and the boys got to work!

  • Scope of Work:

    • Organized project approvals with condo management

    • Selective demolition of pre-identified items, with disposal at a local waste management facility

    • Stucco ceiling removal and stone slab preparation for painting

    • Installed new engineered hardwood floors with IIC 73 soundproofing underlayment

    • Replaced cabinet doors and drawer fronts with one-panel MDF shaker fronts, shop-finished in Benjamin Moore OC-17 White Dove lacquer coating

    • Installed a new marble kitchen backsplash in a herringbone pattern

    • Supplied and installed new gypsum board (drywall) and CGC Mould Tough drywall in wet areas

    • Tiling:

      • Hexagonal honed porcelain tiles on the bathroom floor

      • Glossy subway tiles on the bathtub walls

    • Trim-out Electrical: outlets, switches, pot lights, light fixtures

    • Trim-out Plumbing: new bathtub, shower drains, shower heads, valves, faucets, kitchen sink, and toilet

    • Finish Carpentry:

      • New baseboards, doors, and door hardware

      • Bathroom hardware

      • Kitchen cabinet hardware

      • Floating bathroom vanity

      • Recessed medicine cabinet/mirror

    • Finish Coatings:

      • Surface preparation and painting of all walls, ceilings, and trim

    • Complete post-construction interior cleaning and detailing
